Job Highlights

Overall Job Purpose
We are seeking an experienced and dynamic Construction Manager to provide full leadership and management for our real estate development projects in Haikou. You will be ultimately responsible for the project's success, with a paramount emphasis on adhering to project timelines and mastering modern construction techniques. You will ensure the project is delivered on time, within budget, to the highest quality standards, and with an impeccable safety record. This role requires a strategic leader with extensive hands-on experience in the complete project lifecycle within the Chinese real estate market, specifically including precast construction.
Key Responsibilities
- Project Planning & Strategy:
• Participate in formulating the company's annual engineering development plan and strategic objectives, and be responsible for their execution and achievement.
• Advise during the planning stage on construction programs, methods, materials, and cost-effectiveness.
• Review and approve contractors' construction organization designs and method statements, with a critical focus on buildability and logistics of precast methodologies.
- Project Execution & Control:
• Provide overall management and control of project progress, quality, cost, and safety, employing rigorous time management techniques to ensure milestones are met without compromise.
• Manage, monitor, and supervise main and specialist contractors to ensure cost-effectiveness, timely completion through precise schedule adherence, and quality control.
• Develop, monitor, and maintain detailed master project schedules, identifying critical paths and proactively managing risks to the timeline.
• Oversee the production of weekly and periodic progress reports, analyzing developments in cost, time, and quality.
• Preside over the review of project progress reports and the payment certification process.
- Technical & Problem-Solving Leadership:
• Resolve major technical and construction issues promptly, proposing corrective actions to keep the project on track. This includes specialized problem-solving related to precast fabrication, transportation, and installation.
• Provide in-depth comments during the construction document preparation and tender analysis stages.
• Must possess extensive hands-on experience with precast concrete construction, from design coordination and factory production oversight to on-site installation and quality control.
• Ensure familiarity with all construction methods, from foundation and superstructure to MEP installations, fitting-out, and final testing & commissioning.
- Quality, Safety & Handover:
• Monitor the implementation of on-site quality and safety management measures to achieve a zero-accident goal, with specific protocols for precast component handling and craning operations.
• Organize and coordinate all stage, specialty, and final project inspections and approvals.
• Lead the final project handover to the buyer and be responsible for the post-delivery engineering warranty and maintenance, coordinating the resolution of major customer complaints and defect liabilities.
- Stakeholder & Team Management:
• Coordinate effectively with internal departments, external consultants, contractors, and third-party inspection groups.
• Lead and mentor a team of site engineers across various disciplines.
• Ensure smooth information flow and efficient collaboration across all project stakeholders.
Qualifications & Experience
• Bachelor's degree or higher in Civil Engineering, Architecture, Construction Management, or a related field.
• Must possess a nationally certified Senior Engineer title or a Grade 1 National Registered Constructor Certificate.
• Minimum of 15 years of engineering management experience in the real estate industry in China, with at least 5 years in a senior managerial role (e.g., Engineering Director / Senior Construction Manager) in a large real estate enterprise is preferred.
• Must have full, start-to-finish management experience of at least 2 large-scale residential or commercial complex projects in China, from groundbreaking to delivery.
• Proven and demonstrable experience in managing Precast Concrete (PC) construction projects.
• Experience working for a main contractor is highly preferred.
• Hotel project experience in China is required.
• In-depth knowledge of construction norms, engineering acceptance standards, and solid structural theory. Prior design institute experience is a plus.
Skills & Competencies
• Strong Leadership: Proven ability to lead, manage, and mentor a multidisciplinary team.
• Excellent Communication: Outstanding command of English and Mandarin (both verbal and written). Cantonese is a plus but not required.
• Technical Proficiency: Familiar with Microsoft Office Suite, AutoCAD, and project management software.
• Proactive & Mobile: Willing to be stationed in Haikou and travel to project sites as required.
• Strategic Thinker: Strong problem-solving skills with the ability to manage complex projects and make data-driven decisions.
• Expert Scheduler: Mastery of project scheduling tools and techniques, with a proven track record of delivering complex projects on time.
